How much should a realtor website actually cost in Canada?

By Alex Mackenzie · September 13, 2026 · 6 min read

Real estate website pricing in Canada spans an enormous range — from free template builders to five-figure custom agency builds — and the number alone tells you almost nothing about what you're getting. The variable that actually matters is what happens to your board's listing data, not the design.

The real cost driver: your board's data feed, not the website

A real estate website with no live listing feed is a brochure site — it can look identical to one with a real DDF or board-feed connection while doing a fraction of the work. Getting a legitimate feed connected involves your board's own technology-provider requirements, which is real, billable setup work that has nothing to do with page design.

This is why two quotes that look similar on the surface ("custom real estate website") can differ by thousands of dollars: one includes doing the data-feed integration properly, the other assumes you'll bolt on a $30/month IDX plugin afterward.

What a one-time setup fee is actually paying for

For a managed feed-connected site, a setup fee can cover scope and dependency review, approved board/DDF connection work, compliant server-rendered active-listing pages, branding and content configuration, domain launch, lead-capture checks, and any supported CRM route in the order. Ask for the exact deliverables and external fees in writing; the fee itself does not prove quality or guarantee search results.

What the ongoing monthly fee should include

A recurring plan should say which ongoing responsibilities it covers: hosting and SSL, monitoring, approved feed synchronization, software updates, lead-workspace access, support, and any enabled content or follow-up workflows. It should also identify exclusions, pass-through charges, cancellation terms, and whether an uptime commitment exists.

Frequently asked

Is a free or $20/month website builder ever the right call?
If you don't yet have DDF/board access and just need a simple presence, yes — it's an honest starting point. The problem is only when it's marketed as equivalent to a feed-connected system when it isn't.
Should I expect a commission or referral fee on top of a website subscription?
Commercial models differ. A software subscription, referral arrangement, and lead-generation service are not the same purchase, so ask the vendor to disclose every recurring fee, referral share, commission, advertising charge, and cancellation term before signing.
Why do quotes vary so much between boards or cities?
Board and vendor approval paths, data-access fees, migration work, design scope, integrations, and support can vary. Ask which amount is the vendor's fee and which amount is an identified third-party pass-through charge.
